We have a quick 1946 opening of the film where a guy goes into a water tank and has trouble getting out. Fast forward to 1978 pet store run by Ben (Matt Whelan) and Jules (Luciane Buchanan) Adams in Oakland. Here we get some basic background information on amphibians. The house with the water tank is inherited by Ben who did not know anything about it. The family which includes a daughter (Zara Nausbaum) drives up to Oregon to check out the property which is very remote. A realtor fills in the clever backstory of the land making the case for a creature being on the property. The creature slowly makes its way into the story, always going after visitors first before the family must fight for their lives.
The California family drove up to Oregon from California in their car that already had Oregon plates. Did we miss a scene? Special effects not too bad. The story did drag on.
